Every spring has a fixed number of open and close cycles in it, and a busy household uses them up sooner than a quiet one. When yours are worn, we fit replacements sized to your door and can suggest longer-life options for heavy use.
Part 1The panels
The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.
Part 2The springs
The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.
Part 3The cables
There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.
Part 4Tracks and rollers
A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.
Part 5The opener
The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem.
On most openers a steady light on each photo-eye means the pair are aligned and seeing each other, and a blinking light means the beam is interrupted or the sensors are out of line. Common causes are a bracket nudged by a bin or a tire, dust or salt film on a lens, low sun at a certain hour, or a chafed wire. During a tune-up the lenses are cleaned, the brackets straightened, the pair realigned and the wiring checked back to the opener.
Often, yes, if you decide you want them and stock is on the truck. Nylon rollers with sealed bearings run noticeably quieter than plain steel rollers and need no lubricant. Rollers on the middle sections can be changed with the door clamped in the track; the bottom rollers sit in the bottom brackets, which hold spring tension, and are changed as part of a separate job. The technician can tell you how many are worn and what the change would involve.
Balance means the spring is holding almost exactly the door's weight, so the door neither flies up nor slams down and the opener only guides it. It is tested by releasing the opener, lifting the door to about waist height and letting go: a balanced door stays there. The technician fine-tunes in quarter turns of the spring until the door holds at several heights and travels evenly on both sides.
