2021 census: what it means at the door

Every square is one home in a hundred.

  • 52 in 100 homes · older homes
  • About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.Extension springs are common on older doors, and they should carry a safety cable through the middle so a broken spring is held rather than flung. Adding those cables is a small job the technician checks for and offers on any older door he services.
  • Single-detached houses make up about 49% of homes in London (2021 Census).Where houses and attached homes sit together, the shared garage door on a small condo building may be a commercial operator on a heavy door, while the house next door runs a light residential unit. We service both types and carry parts for each.

The call
The bedroom over the garage is always the cold room, and standing in the garage you can feel why: a steady draft along the door edges that moves the cobwebs on the wall. The seal around the opening has flattened to nothing.

Garage Door Cable Replacement

Two coiled steel cables with loop and stop ends on a workbench. — Garage Door Cable Replacement, Calamity Corners
The call
After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

ScaleNot to scale

Every spring has a fixed number of open and close cycles in it, and a busy household uses them up sooner than a quiet one. When yours are worn, we fit replacements sized to your door and can suggest longer-life options for heavy use.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Garage Door Safety Inspection. A tenant mentioned the door is louder than it used to be.

Homeowners ask

What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it.

My door was replaced last year. Does the perimeter seal need doing too?

Often, yes. A new door is sometimes fitted against the original wood stop and its old fin, and the new door may sit slightly differently in the opening, so the old seal no longer meets it. If daylight shows at the edges or the fin is hard and cracked, a new seal set against the new door completes the installation and matches the fresh look of the door.

What is the cable drum, and when does it need replacing too?

The drum is the grooved wheel on each end of the torsion shaft that the cable winds onto as the door opens. Its grooves guide the cable in a single layer and its shape sets how the door is balanced through its travel. A drum is replaced when the grooves are worn or cracked, the cable slot is damaged, or it has spun on the shaft and scored it. Drums are changed in pairs.

Why does the door need to be balanced, and how is that tested?

Balance means the spring is holding almost exactly the door's weight, so the door neither flies up nor slams down and the opener only guides it. It is tested by releasing the opener, lifting the door to about waist height and letting go: a balanced door stays there. The technician fine-tunes in quarter turns of the spring until the door holds at several heights and travels evenly on both sides.
